CONDITIONS

Booking and payment
As soon as we receive your filled out booking form, we will mail you to check your request. Only after receiving your confirmation, we will send you an official invoice/confirmation of booking. By filling out the booking form, you indicate that you have read, understood and agreed to our rental and payment conditions, as well as the provisions included in the general information section. The down payment of 50% of the total rental price must have been remitted to our bank account within 7 days of the invoice date. The balance payment must be in our possession at the latest 8 weeks before the start date of the rental period. Bookings made within 8 weeks before the start date of the rental period require immediate payment in full (of the total rental price) - by wire- including miscellaneous charges. We reserve the right to cancel the reservation if payment does not occur in time. We also reserve the right to refuse, and have the right to cancel your reservation, where the majority of your party is aged between 17 and 21.

Your holiday address and map
After we have received full payment, we will send you the address of the rented property and the route map.
There is information about places of interest available in the house. Also, the managers will be glad to give you more details.

Your arrival and departure times
In general the house will be at your disposal from 17.00 hours on the day the rental period starts. At your departure, one of the managers will contact you beforehand to agree upon a suitable check up time on Saturday morning. Another day is not possible except if agreed upon beforehand. If you leave without the check up, the deposit will be refunded later.

Rules of the property owner
The tenant must adhere to the rules - rental conditions and provisions indicated in the Rental information. The rented property may not be occupied by more persons than has been agreed upon. Even the temporary stay of more persons than agreed upon can cause the rental agreement to be declared void. In this case reimbursement is not possible. The tenant is required to treat the house and its facilities with the utmost care. Damage caused by the tenant to the property or its facilities must be paid to the owner. When the tenant vacates the property, it must be swept clean and undamaged. In most cases the property owner will request a security deposit. In case the tenant does not adhere to the house rules, the owner has the right to demand that the tenant vacate the premises. This leaves the tenant without the right to claim damages. Is the property clean and undamaged upon departure and the tenant has fulfilled all his/her obligations, then the deposit will be refunded at the end of the rental period.

Prices
The rent is indicated in the description of the property. We reserve the right to change the prices should changes in fees/taxes and /or rates of exchange give cause to do so.

Security deposit
The security deposit for the whole property or the mansion only is 500, to be paid cash upon arrival.
When the property has been left clean and undamaged, and the tenant has fulfilled all of his /her obligations, the deposit will be reimbursed at the end of the rental period. Any additional charges, such as damage caused by you or (extra, necessary) cleaning charges will be settled with the security deposit. Before your departure the property owner or manager is allowed to check your holiday house and its inventory. The payment of the security deposit on the spot and the reimbursement of it, is an arrangement between the owner/manager and the tenant.

Cancellation
Cancellation of a booking is possible up to 8 days before the start of the rental period, but only if the tenant is able to find a tenant to replace him or her. The tenant must notify us as soon as possible in writing. We will not consent to a transfer where the person or party concerned does not meet our requirements. If the cancellation was requested 8 weeks or less before the start of the rental period the tenant must pay the full amount as indicated on the invoice. We advise you to take out a cancellation insurance.

Complaints
In case of complaints or questions, please contact the manager. An early departure without prior consultation or mutual agreement of all parties, releases the owner from any obligations or compensation.

Responsibility
The owners are not responsible for any damages and/or accidents at the property.

Extra juridical charges and differences of opinion
If for some reason you do not pay, we must forward our claim, and the extra juridical costs, being 15% of the amount due with a minimum of € 150,00 will have to be paid by you. Dutch law is applicable to the rental conditions. Any differences of opinion concerning the interpretation of our rental conditions or the quality of the rented property are preferably settled amongst the two parties. Should judicial steps become necessary, the party involved authorizes the Justice of Peace court (magistrates' court) in Utrecht (The Netherlands, Europe) to pass sentence.

Liability concerning typing errors
This website has been composed with the utmost care. The owner can not be held liable for any typing errors, mistakes or omissions. Should there be any mistakes on the website (that we know of), that can effect your booking, you will be informed.
